Edge Living is not a 3,000-bed operator with institutional backing. They are a growing brand with a lean team, competing against players like Harrington Housing and Sociable Living who have 5-10x their scale and budget. In a market where bigger operators can outspend them on marketing, outprice them on bulk vendor deals and outstaff them on operations, Edge Living needed an advantage that was not money. That advantage was technology.
Growth outpacing infrastructure
A prospective student in Lagos, Nigeria is admitted to University Canada West. She searches “student housing near University Canada West” on Google at 11 PM her time. Edge Living does not appear in the search results. A competitor does. She books with the competitor. Edge Living never knew she existed.
Meanwhile, a prospective tenant in Edmonton finds edgeliving.com, likes the rooms, but has to email to ask about availability. She sends the email on a Saturday. The Edge Living team responds on Monday. By Monday, she has found another option. Another booking lost to friction.
Invisible to organic search
Zero university proximity pages. Zero content targeting “student housing near [university name]” or “coliving in Vancouver”. These are searches that happen thousands of times per month. Edge Living was not in the results. Their competitors were.
A website that generated interest but could not convert
Prospective tenants could browse rooms and see photos, but there was no way to check real-time availability, no way to book directly, no way to pay. Every interested visitor had to email or call.
